2/4/25 Update:
It's Winter in Ann Arbor! We know you wanted to be shopping for housing last Fall when it was a lot warmer. We also know that you had many other good reasons to shop back then. Maybe you were leaving the country second semester or perhaps U of M wanted to know what you were going to live in the dorms one more year. There remain many good reasons to shop in the Fall as U of M students have done for decades. From early October until most of you left for U of M winter Break our little company received well over 2000 inquiries for next Fall's housing. Now, in early February, the pace of inquiries is increasing and we're fast approaching 3000 inquires and, more importantly, dates when the City of Ann Arbor will actually allow us to begin helping you see houses and apartments and sign leases. In the meantime, we've been doing everything we can to help you find next year's housing now. Please review all the detail about our housing on this website and be sure to watch on-line video tours. Importantly, right now we can help you secure a future interest in a property if that is your desire. Perhaps you've visited a particular house or apartment you are interested in? Do you know the people currently living there? If so, you might ask them if they could show the house to your group. Please respect their privacy if they say no. They may be thinking about renewal.
Here's the truth of the matter, because of local ordinance 8:530 (the Early Lease Signing Ordinance) Campus Management, Inc.'s rental agent cannot enter to show any of our unique housing in person before 210 days of the current lease have passed. For decades before and in the years since this new ordinance U of M students determined that shopping in the Fall for next year's housing was what they wanted. Those 3000 inquiries mentioned above suggest that most students haven't really changed their thinking about when they'd like to shop for next year's housing. And many of you followed up those inquiries by signing "Options", and now "Intent to rent" agreements with us. We appreciate your commitments to live in our housing next year! And of course, unlike the high rises, we don't have a standard, always vacant, model unit that can be shown anytime. That seems unfair doesn't it? We have to rely on videos, pictures and maybe your knocking on the door. We now have "Intent to Rent" agreements so that you can secure an a future interest in one of our units if the current tenant decides not to renew. You can make those arrangements for a specific house or apartment right now if you desire. Just realize that if the current tenant decides to renew we'll either offer to switch you to another unit or make prompt and full refund of your money. If it all seems unnecessarily frustrating that you cannot take a tour and lease beginning in the Fall for next year you might consider voicing your frustration to Citycouncil@a2gov.org. We take the position that, at their core, these ordinances really attack your right to contract at a time of your choosing. One thing we feel certain about is that unless students, and maybe even their parents, complain "en masse" about a rental season forced into the last 45 days before students leave for the summer, it's not going to change. But rest assured, whenever you're ready to shop we'll be here!
